
One of the first decisions investors face is choosing a strategy. While social media often makes every approach look easy, each investment strategy comes with its own advantages, risks, and time commitments.
Flipping is often the most visible strategy. Investors purchase a property, improve it, and attempt to sell for a profit. The upside is the potential for a larger lump-sum gain. The downside is that profits depend heavily on acquisition costs, renovation budgets, market conditions, and execution.
Buy-and-hold investing focuses on long-term ownership. Investors generate income through rents while also benefiting from potential appreciation over time. Many investors prefer this approach because it can create recurring cash flow and long-term wealth accumulation.
The BRRRR strategy combines elements of both. Investors buy distressed properties, renovate them, rent them, refinance them, and then repeat the process. The goal is to recycle capital into additional investments.
No strategy is universally better than another. The right choice depends on your available capital, risk tolerance, time commitment, and long-term objectives.
