Free home valuation vs. online estimates

Online home value estimates can miss by tens of thousands. Your comps won’t.

An automated house value estimate can’t see your renovated kitchen, your view, or the distressed sale down the street that dragged the average down. A comparative market analysis looks at the homes buyers are actually comparing yours to, so you know what your house is worth before you sell.

Online “instant” estimate

  • Algorithm with no one looking at your home
  • Misses upgrades, condition, and lot details
  • Often lags behind what’s selling this month
  • A single number with no strategy behind it

How to sell your home

It starts with knowing your home value. Zero pressure.

1

Tell me about your home

Fill out the short form, call, or book a quick call. It takes about a minute.

2

I run the numbers

I pull comparable sales from the MLS and look at what’s actually moving in your neighborhood right now.

3

You get a straight answer

A clear value range, estimated net, and my honest take. Then you decide. Selling, waiting, or neither is fine.

Whatever your reason for selling

Selling isn’t always about wanting to move. I get that.

Every situation is different, and a lot of them come with extra stress. Here’s where I help most.

Selling an inherited house or probate property

Many of my probate clients live out of state. I coordinate everything remotely, including junk removal, cleaning, and prep, so you never have to fly in or manage contractors yourself.

Selling your house for a PCS move or relocation

Moving on a deadline for military orders or a new job? I work around your schedule, handle showings while you’re away, and keep you updated the whole way.

Selling to upsize, downsize, or start over

A bigger place, a smaller place, or a change you didn’t plan for. You’ll get a calm, judgment-free look at your options, your home equity, and what you could net when you sell.

Meet your agent

20+ years solving problems in tech. Now I solve yours.

Before real estate, I spent two decades in IT helping people who were stressed, confused, and out of their depth. That’s the same job now, with homes instead of computers. I explain things in plain English, answer fast, and keep every detail organized so nothing falls through the cracks.

As a listing agent, I help homeowners, investors, heirs, and executors handling inherited homes sell with a clear plan: accurate pricing, strong marketing, and steady communication from first call to closing. I treat every conversation like I’m helping a friend.

One of my estate clients inherited a parent’s home, and by the time they called, things had gotten complicated and time-sensitive. We moved quickly, got the house prepped and sold, and they walked away with real equity instead of losing it.

Questions

The honest answers

Is the CMA really free? What’s the catch?+

It’s genuinely free with no obligation. If you decide to sell someday and want help, great. If not, you still keep the report. I’d rather you make a good decision than a rushed one.

Will you pressure me to list?+

No. I’ll give you a straight answer on value and timing, and then it’s your call. Plenty of people I talk to decide to wait, and that’s completely fine.

How is a CMA different from an appraisal?+

A CMA is a Realtor’s analysis of comparable sales and current market activity to estimate a realistic list price. An appraisal is a formal valuation by a licensed appraiser, usually ordered by a lender. For deciding whether and when to sell, a CMA is the right starting point.

I inherited the house and live out of state. Can you still help?+

Yes. This is a big part of what I do. I coordinate cleanouts, cleaning, repairs, photos, and showings remotely, and keep you updated the whole way. I’ve handled estate sales for clients who never had to travel.

How much is my house worth?+

It depends on recent comparable sales, your home’s condition and updates, and what buyers are competing for right now. That’s exactly what a free CMA answers. Send me your address and I’ll give you a realistic price range within 24 hours.

When is the best time to sell my house?+

Spring and early summer usually bring the most buyers, but the best time to sell your home is when the numbers and your life both line up. Your CMA includes what’s selling in your area now, so you can decide whether to list or wait.

Do I need a real estate agent to sell my home?+

You don’t have to, but a good listing agent handles pricing, marketing, showings, negotiation, and paperwork, which usually means less stress and a stronger sale. Either way, the CMA is yours to keep.

How long does it take to sell a house?+

It depends on price, condition, and the market. Homes that are priced right, prepared well, and marketed properly tend to sell fastest. Your CMA includes typical days on market for homes like yours.

How fast will I hear back?+

Usually the same day, and typically within 24 hours. Two decades in IT made fast replies a habit.

A Comparative Market Analysis is an opinion of price prepared by a licensed real estate agent and is not an appraisal. If your home is currently listed with another agent, this is not a solicitation for your listing.
