Why Multifamily Properties Continue to Attract Investors

Multifamily properties remain one of the most popular investment types for both new and experienced investors. While single-family rentals often receive most of the attention, duplexes, triplexes, fourplexes, and larger multifamily properties can offer several advantages.

One of the biggest benefits is diversification within a single asset. If one tenant moves out of a four-unit property, the investment may still generate income from the remaining units. With a single-family rental, a vacancy often means income drops to zero until a new tenant is secured.

Multifamily properties can also create opportunities to increase value. Investors often focus on improving operations, updating units, reducing expenses, or increasing rents to improve overall performance. Unlike residential properties that are heavily influenced by comparable sales, multifamily investments are often evaluated based on income potential.

That doesn’t mean multifamily investing is automatically easier. Investors still need to analyze maintenance costs, insurance, financing options, tenant demand, and local regulations. A property that appears attractive at first glance may look very different after a detailed review of the numbers.
